Advice for new home owner….

Hi- Can anyone please offer up some advice for me?? I just bought a house in Florida. The previous owners laid down an enirely new lawn two months prior to my purchase in June this year. Since then, the lawn is getting worse. I regularly water it, but I’m getting dead patches where the grass looks just dead, dry brown with no chance of coming back. I have other spots where it sporadically looks like it’s starting to die. My neighbor said they didn’t “treat” the soil or spray for insects. Can this be the problem? What should I do????
