Zoysia, is it to good to be true?

I am in Northern Nevada in the mountains. We get cold winters and warm summers. I have heard about zoysia lawn in ads. I have read comments of it being brown part of the year but not a problem here everything is most of the year. I am wondering if it will grow here and how much work it actually takes. The ads claim not much work (watering/mowing) and will have a plush green lawn in no time. Is it to good to be true? And will it really spread and kill my other plants?
