What is the best type of grass for my situation

Hi all, I’m in Central Florida. I have a yard that is mostly dirt and sticks, and I’m sick of it. I want a new lawn. I have no irrigation system, and a limited budget. I have a little less than a quarter acre. So what type of turf is best for me? I was thinking Floratam, but I have no irrigation, it could be a lot of trouble for me if I skip over some spots with the hose. I was thinking Zoysia, from seed of course due to my budget.
What are your opinions? I’m looking for good quality, that is relatively quick to establish, that might do well with “lower” water requirements. And something better that “trash grass” bahia.

Bermuda seed would be the least expensive, and give you what your looking for. You might want to check your local yellow pages for a hydroseeding service. This type of seeding protects the seed, and gives it a better chance of establishing without irrigation. Usually this type of service can also give you a recommendation on a good bermuda type for your area. Many new and improved bermuda types are now available in seed.
