I’ve read that others have issues with Zoysia in New Jersey. My one neighbor across the street has it and swears by it. His lawn, now, looks amazing and I never really thought it looked that terrible in the winter.
I have typical fescue here and I’m sick of it. We’ve spent a fortune each year maintaining it, watering it, fertilizing it, etc., and it’s a patch, weed-ridden mess. I notice the only decent lawns in the neighborhood are at homes where the owners are either working at it nearly daily or have ridiculously expensive landscaping bills.
What other options might I have for some happiness here (that include grass, I’m not about to just rock everything over <grin> ).

My ex GF has a full Zoyzia lawn in NJ. Not one weed in the whole thing. She never watered it (even during the droughts) or spent one dime on all the chemicals required for a “traditional” grass.
Last year she let me take strips of it and I plugged my front lawn. This will be the first spring I had them, so I’m waiting to see if the plugs take.
When you think of all the money spent on the lawns around here, Zoysia is the way to go if you are patient. Landscapers hate it because it put them out of business.

My lawn is a mess this year and I’m thinking this is the way to go. You do have to be diligent in getting it going though. I also notice that the closest neighbor has put up a wooden barrier around his property to keep the zoysia out.
