Zosia Dead Patches

I have a ten year old zoysia lawn in Austin. It gets a couple of annual feedings, adequate irrigation, and mowed to proper height.
Most of my lawn thrives, I have enven found the grass climbing into low voltage electical conduit with no light or water or soil!
My problem is dead patches. It started 6 years ago with thin spots. I thought it was shallow soil, or irrigation so I addressed those.
I can not seem to identify the issue but do not want to start dumping a bunch of expensive chemicals onn the yard.
I almost forgot Do Not over water. Floratan /Seville all strains of St. Augustine are suseptible to fungus from over…
