Too many questions to even list!

I live in Central Florida and have battling with my St. Augustine yard for about 3 years. I have tried every lawn company around and it is getting progressively worse. I can’t get an honest answer from any of them. Here are some questions if anyone can help:1) Can a mower bring weed seeds into my yard from another yard? Since I switched mower guys it seems the carpetgrass and bermuda have moved in.2) Is de-thatching good or bad and if good, where do I begin to find someone with the proper equipment to do the job? Is aerating the same thing? I started to rake out the thatch, but I have an acre of land and the lawn guy said the thatch was helpful. I run a business and do not have the time to do this myself.3) What can really be done to get rid of the bermuda? I was told to treat it with the Arm & Hammer detergent, but it keeps coming back. Any help would be greatly appreciated

1) absolutely2) it’s either necessary or it’s not. the rental yard because im not aware of anybody who actually does it, as it is not profitable. aerating is not the same thing, though with st augustine, de-thatching would probably do that at the same time. 3) only cultural practices that favour st augustine, which are listed in multiple threads on this board.
I almost forgot Do Not over water. Floratan /Seville all strains of St. Augustine are suseptible to fungus from over…
