I am told my grass is resistant to chinch bugs, however, i have brown areas. If this is true what is causing the brown spots?

Spread 20lbs of cornmeal per 1000 sqft. That should help with the brown patch.
Also spread compost thinly on that area. I’d suggest that you plug with different SA variety. Del Mar might be ok but Palmetto develops deeper root system. Your call. www.sodsolutions.com for more info on Palmetto SA.
