Resodding in Jax, Fl.

I recently purchased a home in Jacksonville, it is rented out and the renters didn’t do much for the yard. The lawn service (which has just started coming again) mowed today and I layed down some weed and feed. Unfortunately it looks like it is all weeds. Anyway probably needs to be re-sodded. How is the best way to go about it? Is St. Augustine Floratam best to use (not much shade in the yard) Anyone know who has good price/service in jax? Thanks in advance for your help.
