I am planning on replacing fescue with Zenith Zoysia. I don’t really want to spend the money to lay sod and cannot just kill and till up the fescue due to neighborhood restrictions. What would be my best way about reseeding to let the Zoysia take over and still keep grass in my lawn so my neighbors will stay happy?

Wait till the weather is consistantly hot, aerify the area and leave the cores on the lawn. Seed the Zoysia and then run a rotary mower over it- set low enough to grind up the cores. (use an old blade if you have one) Apply starter fetilizer and keep moist.

Mow after,(without the bag), because this will mix the broken up cores and seed together. Its like seeding and topdressing- all at once. You might also want to mow the lawn (with a bag) before you aerify. If the grass is too long, it may trap too much of the seed above the soil line. Mow at 1 1/2 before you aerify.
