my yard is in terrible shape! help!

3 years ago I moved into a home that backs up to a golf course with Bermuda grass. I establish a fescue lawn that looked pretty good the first 2 years. This fall I went about the usual of putting out lime, areating, fertilizing, and reseeding. That was a month ago…now my yard looks like muck,…we had alot of rain and the soil is saturated. Parts of the yard take a long time to dry out…I do have some French Drains to help with some water issues but the yard still has some problems…..last weekend I added top soil and reseeded again…hoping the seed would adhere to the new dirt…so far..no signs of new growth..(I am impatient)…on top of all this I have a Bermuda problem that makes this yard look patchy at best…I know it will always be a problem since my back yard touches the out of bounds bermuda of the golf course…I’m thinking of sodding with Zoysia in the spring….any suggestions to getting this yard look decent with my new home would be appreciated…by the way…I am near Charlotte, North Carolina….I am tired of shelling out the bucks for fescue if the Bermuda is going to always be an issue…. what do you think?
I almost forgot Do Not over water. Floratan /Seville all strains of St. Augustine are suseptible to fungus from over…
