Think of a football field with some trees that gets “played” on roughly quarterly and nobody would care if it were a little shaggy before the game or brown so long as it can take a beating and recover well. Put said field in central Texas, Corsicana/Waco area, and take into consideration that trampling/compaction and drought tolerance are *far* more important than color or lawnness. Cheap is a big bonus.
The area was not seeded or sodded when it was cleared so it’s a currently a field of Johnson grass and other weeds that looks like crap year round, gets over-grown quickly, and it typically very dusty when used.
What would be my best options to research further?
*St. Augustine is obviously totally unsuitable as the area won’t be irrigated regularly if at all. *Bermuda won’t tolerate the shaded areas*A Zoysia perhaps?**Maybe a Zoysia under the trees and Bermuda in the full sun areas is my best bet?What varieties are best in that area?

Have you thought about fescue? Also, rye is pretty hardy. I would let it go natural. The whole things can’t be Johnson grass, probably some KBG at the base. MSE will take care of the Johnson grass.
I almost forgot Do Not over water. Floratan /Seville all strains of St. Augustine are suseptible to fungus from over…
