I personaly, prefer centipede. It grows pretty fast, is good at fighting off weeds, and loves the sun. It also growes very well in sandy soil. Be sure you kill off the bahai first though. Since centipede is a low growing runner, it takes some time for centipede to smother it out. The only draw back is centipede is prone to certain diseases.

My sister lives in Hudson, just north of you and has a great stand of Floritam in her yard. Full sun and is somewhat prone to insects. But other than that a great looking lawn. On pure sand so it requires frequent watering.
We did have a slight problem a few years ago. She had the irrigation hooked up to the water softener. We noticed some yellowing in a part of the lawn that has a small “bird bath” in the soil grading. We hypothisized that salt build up could be causing the yellowing. We replumbed the Irrigation to come from the well directly, and this seemed to have solved the problem.
I think I would do 419 Bermuda. I love its soft texture. The floritam is a great looking lawn but harder on the feet than the 419.
A Northeners two cents…………….
I almost forgot Do Not over water. Floratan /Seville all strains of St. Augustine are suseptible to fungus from over…
I am from the north and it has taken me five yrs to learn and undertand seville lawns. No 1…
