Grass for Northern VA?

Seen some posts here about zoysia grass–I know now to stay away from www.zoysiagrass.com…
I know next to nothing about grass, only that mine looks awful…
What variety of grass will do well in Northern VA (20 miles south of DC)?? I am looking for think and water-absorbing, and hopefully low maintenance!

I almost forgot Do Not over water. Floratan /Seville all strains of St. Augustine are suseptible to fungus from over…
