Empire Zoysia has begun to die out in SPOTS ~ Please Help!

I live in Southwest Florida and put Empire Zoysia down March 2010. Lawn has been very healthy and thriving Except for the last 4 or 5 weeks. I have noticed that the light green areas began to turn more yellow in color then thinning out to grey black areas with very little density of grass blades. I have already placed one application of fungicide and will be placing the second one this wknd. I have used limited watering due to heavy downpours in afternoons. I am noticing it spreading over the last couple weeks. Based on my description without photos both local farm and supply dealer recommended the fungicide. What do you guys think?? Any other suggestions…… Thank you!!
