I will be installing Tiff 419 in the next couple of weeks. People are scaring me by telling me the dirt work has to be exceptional for this type of grass. How great does it need to be?

I have about 30,000 sq. ft. rolled out on NC red clay and about 2,500 sq ft rolled out on beach sand. Both doing well – for many years. Biggest thing you neeed to consider is proper drainage. The sand is good for that and the clay was worked to insure that there were no places for standing water.
Get you foundation reasonably flat, not necessarily level, with logical drainage built in and you should be just fine. 90% of the golf courses in NC have bermuda hybrid fairways and tees. And few of them hauled a lot of soil in to build a base. They just properly preped what was there.
