Zoysia is thinning,,, what to do?

First, I’ll tell you that I am a novice to zoysia lawns. I live in Richmond, VA and bought a house a few years ago with an established zoysia lawn. Over the last couple of years though, I have noticed that the zoysia on one side seems to be thinning out. It seems slower to come back than other areas, develops more weeds in the spring, and just doesn’t come in as thick. Now, it even seems that my neighbors fescue is creeping in.
Is there anything I can do this spring and summer to help re-gain some of the ground that has been lost? Any other advice?

You need to determine the cause of the problem. 1. Are you watering properly? Twice a week at 1/2 or 3/4 inch water per event. 2. Have you fertilized? Don’t over do it but a little fertilizer may help.3. Put down a pre-emergent. Will help prevent weeds.4. Have you got heavy thatch build up?5. Are you cutting it at the proper height?
Lots of potential problems but without photos or more information there are too many possibilities.

If your soil is on the sandy side you may have nematodes.
I almost forgot Do Not over water. Floratan /Seville all strains of St. Augustine are suseptible to fungus from over…
