Zoysia Grass

I have an established Yard of EL Toro zoysiagrass in Atlanta GA. The winters are relatively mild. Each spring I have large patches of grass that do not green-up with the rest of the grass. By June(8-9 weeks) these areas fill in and the yard remains beautiful until the grass goes dormant. The next spring the scenario repeats itself. My local golf course superintendent thinks it is a fungus that is reactivated when warm weather returns in the soring. Any suggestions will be appreciated.
