What do i have? SAD? Brown patch? gray Spot?

Ok i planted a new yard almost one year ago (last april i think) in houston texas. It took of great with only few issues then when the heat the heat came i started to have a lot of issues. drought, gray spot, thinning under the shade tree. i had a sprinkler system installed and still no luck. I can’t seem to beat the weeds (broad leaf type, and others Bonus S won’t kill).
now i don’t know if i have SAD or not. i put a few pictures on a site and hope you guys can help. The Grass is Palmetto St. Augustine
