suggestions?

I live just south of Tampa and have a weedy Bahiagrass lawn. We need to replace it and are unsure of what to replace it with. We are pretty sure we want to go with St. Augustinegrass, but have the following questions:1. which cultivar is most problem free? Floritam? Amerishade? (We have relatively small oak trees, 15 feet or so with about a 6 foot wide canopy. Otherwise, most of the yard is full sun).
2. muck-based or sand-based (we have sandy soil but were told muck-based is better and not to get sand-based)
3. Other than killing existing weeds, is there anything we should do before putting down the new sod? (fungicide? fertilizer? etc.)
4. I was reading that it is better to sod in the cooler months (after Nov), is that true?
Any other suggestions or things to think about?

I almost forgot Do Not over water. Floratan /Seville all strains of St. Augustine are suseptible to fungus from over…
