SA “golf course” in 12 months?

Hello all, from a lawn care newbie in Fort Worth!
OK, I admit it, I’ve ignored our yard for years. My neglect, and a broken sprinkler system, helped kill 75% of our SA.
The wife and I are planning on selling our house in late 2008, so I’ve got 12 months to go from dirt to “golf course” on a limited budget.
Where to start??? Is there anything I can do this late in the year?
First, I’m repairing the sprinkler system ASAP with some guidance from rainbird.com as to number of heads, placement, etc.
Second, I’ve learned from this great website that I can either re-sod or do the plugs. I assume plugs are cheaper but obviously take more time to spread out.
Is it worth roto-tilling the soil (1/4 acre) and starting over?
Lastly, any good books or websites that a newbie like me can use to go from dirt to golf course?
