Palisade zoysia

I live in Charlotte NC in a one year old house. The builder sodded the neighborhood with Palisade zoysia. Our soil is hard red clay. The sod at my property was laid down in November-December of 2005, (obviously not the time to put down warm season sod). I’ve had other types of Zoysia grass in other homes and the lawns looked good.

My irrigation is on for 5 minutes at each station, at 4:00 A.M. 2-3 times a week.

What can I do about thin,light green areas. There is a black substance, (I’m told that it is algae), in these areas. Will aerating help this problem?

Also, the entire lawn does not feel “level”. It is very uneven and I don’t know what to do about it. Can some product be added to the soil to rectify this?

Our community is cutting and fertilizing the grass for us, (and not doing a good job). They are using rotary mowers and “speeding” over our lawns.

Any ideas?

I have had Palisades down for 6+ weeks in a new subdivision in Houston. The house next door has just sand in the yard and it has been raining. The Palisades grows through a 1/2 to 1 inch of sand in a week. So for leveling sand, sand and topsoil, or I have even heard that sheep compost works well. If you have a fungus I would suggest improving the drainage. My grass is spreading in areas where the slope is 20 degrees or greater. In areas with good drainage and a 3% grade the grass is thin and muddy(due in large part to two weeks of rain every day).
