maintainance free option in VA?

I have a few rental properties in N. Va area and am looking for a grass or green ground covering option that is virtually maintenance free.

(please no Astroturf remarks 😉 )

The Home Owners Association will not allow me to remove the grass or replace it with mulch and decorative landscaping, so I’m looking for a simple alternative.

I’m thinking about DICHONDRA or Zoysiagrass.

I would prefer virtually no maint.
