Grass help

I live in Atlanta and I’m trying to learn what type of grass is best for my yard. I am obviously learning, because I have been trying to grow Fescue for the past 4 years without success. I have decided, due to high water bills and the expense of other maintenance, I would like to try another type of grass. I’m looking seriously at Zoysia (el toro or meyer). What I’m trying to find out is the maintenance required. Obviously, after the years with the Fescue, I’m not afraid to get out and do the work required, but I just want to see the results. The price of the Zoysia sod is a hefty price so I haven’t decided if I’m going to sod or plug my yard. I have a little over 10K sq. ft. to do. Some full sun, some partial shade (that’s why I heard Zoysia is the best for the complete yard). Also, do you feel it is to late in the season to get started on this project? You help in this matter is greatly appreciated.
