Emerald Zoysia and trees

I have a 2 year-old Emerald Zoysia lawn that is pretty healthy overall but I’ve noticed thin or dead areas near some trees, usually oaks.
I check those areas every so often to make sure the trees aren’t sucking up all the water and the soil is usually moist.
Is there something else at work here – do the trees affect the soil pH or something that would cause the grass to grow thinner and thinner then die?
