Bahia/St Augustine in same lawn?

We are closing on a new house in a couple of weeks. The sod used appears to be poor quality. It is a bahia, St Augustine mix with quite a few weeds thrown in for good measure. Is this a lost cause? Can it be fixed? How? It is healthy,(green) just mixed throughout. Please help with advice. Thank you!
