Zoysia in NJ is very slow to get established. Some say it takes years. We don’t have sod farms of zoysia so we must rely on plugs mailorder. Or take plugs from a friend or nieghbor that has it. I would not recommend zoysia if you cannot grow other turf types. I would recommend you take a soil sample to the county cooperative extension. They will send it to Rutgers and they will tell you what is wrong with the soil. If you would like you can post the results and we will give our thoughts. Could be a pH problem, who knows?
Is traffic an issue? How much sun does the lawn get? Where in Jersey are you? Is irrigation an issue?
