Zoysia or Bermuda

It is time for me to install a lawn. The lawn has full sun and is located in coastal Southern California where weather is mild (coldest of 35F in the winter, 90F hottest in the summer) and water is scarce. Would you recommend Zoysia or Bermuda?
The Zoysia (El Toro or De Anza) sod is available for $0.82/sqft, while Bermuda (Tifway or Tifgreen) is available for $0.35/sqft.
For Zoysia, which one (El Toro or De Anza) would you recommend?
For Bermuda, which one (Tifway or Tifgreen) would you recommend?

You will not go wrong with either. My recommendation is to go look at the grasses and decide which one you prefer.
Both sink deep roots and both are very drought tolerant. I think the zoysia is more salt tolerant so that might be a consideration for you.
I almost forgot Do Not over water. Floratan /Seville all strains of St. Augustine are suseptible to fungus from over…
