Zoysia or bermuda??

We want to replace our bahaia lawn with either bermuda or zoysia this spring. We have researched both grasses. We do not have the time resources to completly remove the bahaia even though it has never grown into a full lawn in the 3 years we had it. If we were to seed over the bahaia, which grass seed would be more likely to germinate and maybe even choke out the bahaia? We live in the Tampa Florida area.
Also, our neighbors have St Augustine to the west of us, Bahaia to the east. Will bermuda or zoysia overtake our neighbors existing turf?

you really can’t seed either one, effectively. you’ll still have your bahia unless you remove it completely with ROundup. seeding not a good option for either bermuda or zoysia, especially the zoysia.
I almost forgot Do Not over water. Floratan /Seville all strains of St. Augustine are suseptible to fungus from over…
