Sod was planted for our newly constructed townhome. It was put down in late April/early May and it was a very hot summer…no shade in area. We watered religiously but it was always pretty brown. We’re not sure if the soil was properly prepared (lots of rocks and possible concrete underneath). Now it looks pretty much the same (1 year later)…I can even see the some of the sod lines from when it was laid last year. What (if anything) can I do to help turn this around…? any help is greatly appreciated!

It sounds like you need to start over. The old sod should be stripped off, and new sod or seed layed down. Use a grass type that can handle bad soil (bermuda, zoysia, paspalum) are good types when you don’t want to spend a lot of effort improving the soil.
