During a warm trend here in the N.W. (this past Feb.) I started a new lawn, it sprouted in 3 weeks but then stagnated while being a light green in color. A lawn put in adjacent property came up later by two weeks but has flourished tremendously. Since my property is flat could it be too much water is being retained in the soil? Please advise.

Has anyone put down pre-emergent in that area in the last 2-3 months? That could explain it. Also, a lack of fertilizer could explain it, as could badly imbalanced soil.

What kind of soil preparation/enhancement did you do?

There is an underbase soil of sand and topsoil mix, on top of that is 4 – 6 inches of organic top soil. When the seed was laid down, a starter fertillizer was also placed down with it. It received the required watering until the weather changed and then received an over abundance of water for the next two months, out of 12 weeks after seeding there was only 10 days of no rain.
