We’re buying a new construction home in central Texas. Due to my employment, we will only live in this house for 1-3 years and the will have to move and will rent it out. The lawn will have a sprinkler system also.

The builder has agreed to sod the yard for us. My wife, who is native of Texas, I am not, says that St.Augustine grass is very tempermental and since we will be not be there to care for the grass a few years from now, we should go with Bermuda.

Does anyone have any advice on which grass we should choose in this situation?

St Augustine can have problems at times, and some people do not like the course texture, but generally its a pretty solid choice. Bermuda is not completely trouble free, but its finer textured,(especially the hybrids), and less expensive.
